• Cambrian Park — $2,333,813 (+6.6%) — Desirable schools and classic ranch-style homes continue to support premium pricing. • Almaden Valley — $2,072,973 (+3.3%) — Larger lots, established streets, and hill views keep demand steady. • West San Jose — $2,046,521 (+1.3%) — Cupertino/Moreland school proximity and a central Peninsula/South Bay location. • Willow Glen — $1,734,843 (+2.0%) — Tree-lined charm and easy access to downtown amenities. • Evergreen — $1,600,147 (−1.1%) — Established pockets with newer suburban stock and strong parks. • Berryessa — $1,543,459 (−1.5%) — North San Jose mix of established single-family homes. • Santa Teresa — $1,286,439 (−0.9%) — Relatively more attainable, with solid schools and open-space access. • East San Jose — $1,007,331 (−1.9%) — Still the most attainable entry point in the city with a range of housing styles.

Citywide, San Jose’s typical home value is about $1,363,312 (+0.4% year over year) — modest overall movement, with clearer differentiation by neighborhood.
